CHAMPAIGN, IL (Chambana Today) — Garden Hills, the city’s largest neighborhood with more than 1,000 housing units, is undergoing a transformative $50 million-plus investment in infrastructure and amenities, addressing decades of flooding, disinvestment, and limited public space.

Developed outside city limits in the 1950s, the neighborhood originally lacked sidewalks, curbs, streetlights, and proper drainage. The City of Champaign eventually annexed the fully developed subdivision, which had long-standing challenges from inadequate infrastructure.

Today, the neighborhood is in the late stages of major improvements, including upgraded drainage systems, streetlights, redesigned streets with sidewalks in key areas, and the creation of Hedge Park, featuring a 1.5-mile trail surrounding a chain of deep drainage basins. The basins not only provide beautiful scenery but also solve decades-long flooding problems thanks to the newly retrofitted storm sewers beneath the streets.

Residents, including long-time property owners, are seeing neighborhood values rise and amenities improve dramatically. The combination of functional infrastructure and thoughtfully designed public attributes is reshaping Garden Hills into a safer, more visually-appealing community.
